The new Territorial Agreement for the city of Catanzaro, promoted by Confedilizia Catanzaro and signed by the same historical and representative organization of building ownership and that of the signatory tenants pursuant to law no., is in force from 1 July 2026. 431 of 1998 and the ministerial decree of 16 January 2017.

Purpose and zoning of the real estate market

The new agreement regulates rental contracts with agreed rent, those of a transitory nature and those intended for university students, adapting values ​​and criteria to the reality of the market and the actual characteristics of the properties. To this end, it divides the municipal territory according to the OMI zoning and provides differentiated bands that take into account the location, type, state of conservation, systems and equipment of the home.

The criteria for determining the fee and what’s new

Among the main innovations is the distinction between economic homes, normal homes and villas or cottages. In determining the rent, among other elements, independent heating, air conditioning, lift, two bathrooms, efficient fixtures, internet connection, parking, outdoor spaces, proximity to services, recent renovations and energy performance are important. For fully furnished properties there is an increase of up to 30 percent and, for partially furnished ones, up to 15 percent. Particular valuable characteristics may determine a further increase of up to 20 percent.

Conditions that reduce the usefulness of the home are also considered, such as lack of maintenance or systems, poor light and particularly penalizing locations. Particular attention is paid to transitional contracts. The new text recognizes numerous temporary needs related to work, study, training, assistance, care, transfers and temporary returns. For relationships lasting less than six months, differentiated coefficients are envisaged based on the actual duration.
