Catanzaro, house sales are growing: almost three out of four exchanges outside the capital

The study “Real estate market. The awakening of small towns”, just released by Confedilizia, shows a clear change: more and more people are choosing to buy a house in provincial municipalities.

Between 2019 and 2025, in Italy, sales increased by 32.7 percent in non-capital municipalities, compared to 15.5 percent in capital cities. In the smaller centers, growth reached 42.3 percent, while Milan and Rome stopped at 5.9 percent.

Even in the Catanzaro area the weight of the province is significant. In 2025, the Revenue Agency recorded 3,497 normalized housing transactions, the technical data used to measure sales. The increase compared to 2024 was 9.1 percent.

Of these transactions, 957 concerned the Municipality of Catanzaro and 2,540 the other municipalities of the province. Simply put, almost three out of four exchanges took place outside the capital.

«Many families are looking for more accessible homes, larger spaces and a better quality of life – declares the president of Confedilizia Calabria and Catanzaro, Sandro Scoppa –. The province can offer these opportunities, provided it has adequate connections, services and infrastructure.”

The growth in sales can also help the rental market. A purchased house can be renovated, inhabited or rented. The more properties are recovered and put on the market, the greater the choice for families, students and workers.

«An empty house helps neither the owner nor those looking for accommodation – continues Scoppa -. To increase the offer, sustainable taxes, simple rules and the certainty of getting the property back at the end of the contract are needed. When renting is too risky or complicated, many homes remain closed.”

The new Territorial Agreement for agreed rent contracts of the city of Catanzaro fits in this direction, in force from 1 July 2026, which introduces updated values ​​and criteria closer to the real characteristics of the properties and the different areas of the city.

«We need to make buying, renovating and renting easier – concludes Scoppa –. Every house that is inhabited again produces work, consumption and new life for the area.”
