“The municipal administration continues its concrete commitment to intercept new residences to be allocated to the great work of social rehabilitation in which the municipality represents the control room – said the councilor for relations with Patrimonio, Roberto Cicala – Great is the work of the investee companies involved, Patrimonio Messina and A.ris.mè., which represent the operational arm so that each step is carried out quickly and we can thus continue to respond to the need for housing on the part of the Messina”, declared councilor Roberto Cicala.
The technical conference was an opportunity to illustrate the timelines common to both companies to arrive at the deed within 45 days. “Thanks to the help of external consultants we have shortened the time needed to get to the deed from the moment of filing the expression of interest to signing the contract – explained the president of Patrimonio Messina, Maurizio Cacace – We ask the real estate agents who play a very important mediation role to collaborate with us for the presentation of the documentation of the properties to be submitted to us so as to make the buying and selling process less cumbersome”.
According to the new workflow, dictated by the councilor Roberto Cicala, and implemented by both subsidiaries, from the management of the procedures, to the acceptance of the deed, six phases will be required: within 5 days of receiving the expression of interest, an inspection will be carried out by the technicians, followed by, within 7 days, access to the documents to obtain the necessary documentation which, within 15 days, will then be evaluated by the technicians to arrive at the purchase proposal and the deed. “Our offices will offer all the necessary support to close the documents within the expected timescales and thus respond to the needs of the property owners through a pace that is equal to that of the free market – underlined the president of A.ris.mè., Fabrizio Gemelli – The invitation is not to duplicate the applications and not to send them both to Patrimonio Messina and to A.ris.mè. so as not to slow down the procedures”.
The general director of A.ris.mè, Loredana Bonasera, spoke on the importance of mutual collaboration between both investee companies. “The meeting with the real estate agencies was desired by our companies as it represents an important step in building a concrete and profitable collaboration – he explained – Direct discussion with operators in the sector is essential for sharing objectives and tools useful for achieving the common goal regarding the purchase of housing. We remain available to provide all the technical and operational information necessary to facilitate the successful outcome of the project”.
Presenting the data of the important results achieved thanks to the collaborative work is the general director of Patrimonio Messina, Pietro Picciolo. “In the last year, sales requests from agencies and private individuals have significantly increased thanks also to the willingness of our offices to monitor the bureaucratic steps and manage the entire buying and selling process step by step – explained Picciolo – The discussion with real estate brokers is important precisely to understand what the critical issues could be and intervene immediately to manage them together. Thanks to the new tender and the expansion of the access requirements, we trust in the mediation of those in the area to be able to proceed on the path started with further speed”.
