The conference room of the Bar Association of Catanzaro, in the Palace of Justice in via Falcone e Borsellino, hosted a new and interesting seminar on: “Short-term rentals in the mirror. Situation, opportunities and prospects”.
At the speakers' table, moderated by Daniela Rodolatreasurer of the Coa of Catanzaro, took their seats Claudio Amatoresearch fellow at the Umg of Catanzaro, Carmen Ranielimagistrate of the local court, Salvatore Passafarochartered accountant, e Sandro Scoppapresident of Confedilizia Calabria, who then drew the conclusions.
Vincenza Matacerasecretary of the COA of Catanzaro, Antonio Abatevice-president of Confedilizia Catanzaro, e William Gigliottipresident of the Union of Young Accountants of Catanzaro, brought greetings from the entities represented.
The topic, important and current, was analyzed from different perspectives, which affected the legal, economic and fiscal aspects as well as the problems connected to the growth of the phenomenon and the related diffusion of online platforms.
The speakers in particular dealt with the different types of short-term rentals, which respond to non-ordinary needs of residential use, which can be stipulated directly by the owner of the property, by subjects who carry out real estate brokerage activities (real estate agencies) or by entities that manage online portals (such as Airbnb, Booking, etc.).
They also focused on the differences that exist within the same category, between tourist rentals and short-term rentals, which is traced on the basis of the services offered, as well as on the specific obligations to which the owners or managers of the rented property are subject. The discussion also covered transitional rentals for work reasons or for family, care and assistance needs, and those for university students.
Attention was also paid to the aspects relating to compliance and the taxation to which short-term rentals are subject, for which there is also the possibility of opting for the dry tax regime, as well as to the innovations recently introduced by the Government.
The seminar, open to all and accredited by the professional associations of lawyers and engineers and by the college of surveyors of Catanzaro, was attended by a large and interested public, who greatly appreciated the initiative.
